Key Industry Trends

While last year focused on the digital infrastructure opportunities created by the AI revolution, this year’s focus has been on a range of large-scale datacenter development challenges and considerations:

  • Power grid and resource constraints, supply chain bottlenecks, labor shortages, and community concerns.
  • A community pushback issue which has risen to the top of conference and boardroom discussions.
  • A workload shift from AI modeling which requires gigawatt scale remote campuses to AI inferencing (model application) which requires less power and a growing reliance on smaller urban and suburban multi-tenant data center facilities.

NYI COO Phillip Koblence was invited to speak on these critical topics at a number of industry events in Q3 2026 including:

  • Data Center Frontier Trends Summit (Reston, VA)
  • Bisnow Data Center Capital Markets Summit (New York, NY)
  • Data Centre West (Calgary, Canada)
  • Bisnow DICE Midwest (Chicago, IL)
  • YOTTA 2026 (Las Vegas, NV)

Building Community Engagement and Trust

Phillip Koblence was honored to participate in the closing keynote session of the Data Center Frontier Trends Summit: Earning the Social License: Stewardship, Sustainability and the Future of Data Center Growth.

Massive AI-driven digital infrastructure projects are raising community concerns, leading to restrictive legislation and moratoriums. The discussion focused on what has become a key industry challenge: the need for datacenter developers to build community engagement and trust. This requires building a common frame of reference through datacenter education and standards development.

As the newly appointed Board Chair of the OIX Association, Phillip is helping define a standardized framework to enable local communities to objectively evaluate proposed datacenter projects.
